A management fee is charged on rents and water charges collected for your property. We offer a competitive industry rate to manage your property in New Zealand. Unlike most companies, Inspire does not charge a fee for organising maintenance work as we see that as part of our core function. Our inspection fees are $40 plus GST and we recommend one every three to six months. Some advertising costs may apply when searching for new tenants. Inspire pays income out to its clients twice per calendar month which will be followed up with any related invoices and account statement.
We have almost a decade worth of experience in placing tenants. We know what to look for and would never recommend a placement unless it was right. It is in our best interest to get the best fit for you and the tenant. We complete thorough checks on all our tenants to ensure unsuitable tenants do not occupy your property.
We do request an initial commitment of twelve calendar months. As our managers have limited portfolios, your property will be a priority. An element of commitment from both parties makes for good business in our experience.
We are very big on working with you to suit your personality. Inspire has clients whom ask not to be disturbed unless it is something urgent and clients who like weekly contact. Whatever you style and approach, we will make it work. We also understand that we work for you and what you say goes.
Your property manager allocated to your account receives notification every day with any defaults for payment of rent on the properties they manage. In the event your tenant has failed to make payment for rent, there is robust process that starts off immediately. Inspire has a zero tolerance for rent arrears.
All our approved tenants will be required to pay no less than three weeks bond, rent in advance and a letting fee. Typically, the total move in cost amounts to a little over five weeks rent.
Inspire will give the tenant an automatic payment authority which must be loaded at their bank in advance of the day the Automatic Payment is due to commence.
Under the Residential Tenancies Act rent cannot be increased more than once, every 180 days and the landlord must give the tenant 60 days written notice of this increase.
No more than once a month. However, you are required to issue 48 hours notice prior to an inspection of their rental property and then they may inspect between the hours of 8am and 7pm.
We arrange individually with each tenant to inspect the property on a regular basis. Our clients are always welcome to join their property and come along. Inspire recommends a 3 monthly inspection on the back of most insurers now insisting on it. A comprehensive report is sent to the owner once the inspection has been completed detailing amongst many things any maintenance issues required. The charge for this service is $40 plus GST per inspection.
It is explained to the tenants at the commencement of the tenancy that they must contact Inspire by fax or e-mail to advise of the problem. A contractor will be notified of the issue and then contact the tenant to arrange a suitable time to repair the problem.
The tenant will be issued with a letter stating your intentions. After this the property manager will talk to the tenant about suitable access for potential purchasers and with their agreement, form a plan for this arrangement. If the property is sold and the purchaser requires vacant possession, the tenant will be issued with 42 days written notice providing they are on a periodic tenancy. Should the tenant wish to leave earlier they are bound by the Residential Tenancies act to provide you with 21 days written notice providing they are on a periodic tenancy.
If you or a family member wishes to occupy the property, 42 days written notice will be given providing the tenant is on a periodic tenancy. You would advise your property manager that you would like to re-tenant the property. Inspire will then issue the tenant with a 90 day written notice to vacate the property providing the tenants are on a periodic tenancy. Should the tenant wish to leave earlier you are bound by the Residential Tenancies act to provide 21 days written notice to the landlord providing it is a periodic tenancy.
The tenant is required to provide 21 days written notice to the landlord that they are vacating the property. They are bound by the Residential Tenancies Act to pay rent up until this date - the only exception being if the property can be re-tenanted prior to this date. The landlord cannot double charge rent on a property.
An Inspire representative will arrange a time to inspect the property for the final bond inspection. At this time, the tenant is expected to hand the keys back to the property manager. In some cases the property manager will arrange for the tenant to drop the keys back into our office.
Providing everything is sound at the final inspection, Inspire will arrange the release of the tenants bond and wish the tenants well. In the event there has been damage to the property by the tenant, the rental account not fully paid up, property not nice and clean inside/outside, Inspire will look to deduct costs incurred by the owner from the tenants bond. In the event of a dispute or lack of conclusion to the matter, Inspire will look to lodge a tenancy court application to have the matter hear in-front of a judicator where decisions will be made.
Inspire prides itself on maintaining an absolute minimum vacancy period between tenants. We see this as a key area of value add to you as our client and we take it seriously. The moment the sitting tenant gives notice to vacate, we are there showing people the house. Quiet often we have a vacating inspection with the tenant and new tenants are moving in the next day.
