If a tenant has no rental history and should at least have something, pay attention!
Sometimes a good story can ‘pull the wool over your eyes’ so always be insistent on what their last 1-2 years of history has been. Did they pay the rent on time all the time? Did they keep the property clean, maintain the lawns and gardens and return the property back in a satisfactory condition when they vacated? Did they get their entire bond back?
Remember, what they have been like previously will tell you how they will perform for you- so if in doubt, just say no and don’t take a chance!
